Roofing Direct
Commercial Roof Replacement
Compare a full replacement, a suitable recover and targeted repairs using an assessment of your existing roof.
A replacement decision starts with the condition of the complete roof assembly. A worn membrane, recurring leaks, wet insulation and deck deterioration can create different scopes of work. Roofing Direct helps building owners request contractor introductions for a commercial roof assessment and written replacement proposals.

Replacement, recover or repair?
A full tear-off removes the existing roofing to the agreed substrate so the condition underneath can be addressed. A recover retains an eligible existing assembly and installs a specified new system over it. Targeted repairs address a defined defect without replacing the whole roof.
These options are not interchangeable. Before recommending a recover, the contractor should document existing layers, moisture findings, attachment conditions and applicable approval requirements. GAF’s commercial roof recover guidance explains considerations for evaluating an existing roof. The recommendation for your building should follow a site assessment.
What a replacement proposal should include
- Existing roof: measured area, roof sections, membrane type, layers to remove and evidence supporting the proposed approach.
- Hidden conditions: how wet insulation and damaged decking will be identified, measured, priced and approved.
- New assembly: membrane product, insulation, attachment, drainage details and edge treatment.
- Building operations: staging, access, daily protection and arrangements around equipment or occupied units.
- Closeout: inspections, completion photographs, warranty documents and maintenance requirements.
Budget for the full scope
A square-foot price is useful only when the area and inclusions are defined. Ask whether the proposal includes removal, disposal, insulation, flashings, drains, equipment coordination and taxes. Request separate allowances or unit prices for work that cannot be confirmed before tear-off. Our commercial roof replacement cost guide provides a scope checklist and a transparent way to compare budgets without treating a national average as a property-specific quote.
Reduce disruption during the project
Tell bidders about tenant access, loading bays, stock storage, sensitive equipment and operating hours. Ask how much roof will be opened at once and how weather exposure will be managed. Record responsibility for relocating mechanical equipment and coordinating with other trades. Any schedule should state its weather and material availability assumptions.
Choosing a replacement system
TPO, EPDM, PVC and modified bitumen can be considered within properly designed commercial assemblies. Compare the complete proposal rather than the membrane name alone. Building use, local conditions, rooftop traffic and future solar plans can affect the options worth evaluating.
Request contractor introductions
Include your property location, approximate roof area, known problems, roof age if documented and preferred timing. We confirm whether contractors are available for the request. Roofing Direct is a matching service; the contractor is responsible for its assessment, proposal and construction contract. Read our repair versus replacement guide and contractor checklist before making a decision.
