Roofing Direct
Commercial Flat Roof Installation
Plan a new low-slope roof with a clear specification, suitable materials and a contractor who understands your building.
Roofing Direct helps building owners and property managers request introductions to commercial roofing contractors. Tell us where the building is located, whether it is new construction or an addition, and when the roof needs to be installed. We will confirm whether a suitable contractor is available for the project.

Specify the complete roof assembly
A flat roof installation includes more than its exposed membrane. The proposal should identify the roof deck and substrate, insulation, cover board where specified, attachment method, drainage, flashings and perimeter details. Ask the contractor to explain how these components work together and who is responsible for design and code review.
- TPO: a thermoplastic single-ply option with heat-welded seams.
- EPDM: a rubber membrane option with system-specific seam and attachment details.
- PVC: a thermoplastic membrane; review compatibility with any rooftop exhaust or process exposure.
- Modified bitumen: an asphalt-based membrane system with installation methods that vary by product.
Read our commercial membrane comparison before asking contractors for alternatives. Product suitability and the required assembly should be established for the actual building.
Information to include in your installation request
Provide drawings or measurements if available, the property address, building use, proposed roof area and desired completion window. Identify rooftop mechanical equipment, roof access restrictions and whether tenants will occupy the building during construction. A satellite measurement can help describe the project but does not establish deck condition or replace a site assessment.
Compare installation quotes on the same basis
- Ask each bidder to identify the membrane manufacturer, product, thickness and installation method.
- Confirm insulation and drainage requirements with the responsible designer and local authority.
- Check whether edge metal, drains, equipment curbs, permits, lifting and waste removal are included.
- Request a construction schedule, weather protection plan and process for documenting changes.
- Read workmanship and manufacturer warranty terms separately, including inspection and maintenance obligations.
Installation for occupied commercial properties
For an office, retail centre, warehouse or multi-family building, discuss loading areas, delivery hours, noise, access and protection of occupied spaces before work starts. Agree who will communicate with tenants and how the contractor will leave the roof protected at the end of each working day.
If the building already has a roof, review commercial roof replacement rather than assuming a new membrane can be installed over the existing assembly. Arrange a condition assessment when the existing construction is unknown.
How contractor matching works
Submitting a request is free for property owners. Roofing Direct coordinates introductions; the selected contractor assesses, quotes and performs the work under its own agreement. Contractor availability, pricing, scheduling and warranty eligibility depend on the property and proposed system. Use the verification checklist before awarding the installation.
