Commercial Roof Inspections

Request a documented roof condition assessment to support maintenance planning, leak investigation or a replacement decision.

A commercial roof inspection should answer a specific property question: where a leak may be entering, whether repairs are suitable, what to budget for future work, or what further investigation is needed. Roofing Direct helps building owners and property managers request contractor introductions for these assessments.

Choose the assessment you need

A routine visual inspection documents conditions that can be observed safely. A leak investigation concentrates on a reported problem and may need access to affected interior areas. A replacement assessment considers the existing assembly and the information required for a proposed new roof. Ask bidders to describe exactly which work is included.

Moisture surveys, test cuts, laboratory testing, structural review and code consulting are distinct services. They are not automatically part of a visual roof inspection. Confirm whether a specialist is required, how access or openings will be authorized and how any openings will be closed.

What to request in the report

  • Property address, inspection date, inspector or company and weather conditions.
  • Roof sections inspected, membrane types where identified and known installation history.
  • Dated photographs tied to locations on a roof plan or another clear reference.
  • Observed defects, previous repairs, drainage issues and access limitations.
  • A distinction between observed facts, suspected causes and items needing further investigation.
  • Recommended next actions, proposed urgency and separate repair or replacement estimates where requested.

Prepare for the contractor visit

Provide any roof drawings, warranty documents, inspection history and repair records. List affected units or rooms and indicate when the issue occurs. Arrange safe roof access and identify site rules, roof-mounted equipment, tenant restrictions and the person who can authorize additional investigation.

If the inspection supports an acquisition, insurance discussion or financing decision, explain the intended use of the report before booking. A contractor’s condition report may not meet another party’s requirements for an independent assessment or specialist opinion.

Understand inspection pricing

Ask whether the visit is chargeable and whether its fee includes a written report, photographs, travel, access equipment and follow-up discussion. Some contractors may offer assessments as part of quoting, while more detailed investigations may carry a separate fee. Roofing Direct does not promise that every inspection is free.

Turn findings into a project scope

Use documented findings to compare maintenance options, define a repair request or investigate commercial roof replacement. Ask each bidder to explain how the proposed work addresses the specific findings. Avoid treating a short visual inspection as confirmation of every hidden layer or structural component.

To request an introduction, tell us the property location, approximate roof size, reason for the inspection and preferred timing. We check contractor availability for your area. The contractor confirms scope, access needs, fees and reporting terms with you directly. Read our verification checklist before appointing an inspector or roofing contractor.

Tell us about your commercial roof

Share your property location and project needs. We will confirm whether a suitable contractor is available in your area.
