Roofing Direct
Solar-Ready Commercial Roofing
Coordinate roof condition, replacement timing and contractor responsibilities before planning rooftop solar.
A solar project and a roofing project share the same building surface, but they require different expertise. Before solar equipment is installed, the property team should understand the roof’s condition, its planned maintenance and any roofing work needed first. Roofing Direct can receive requests for introductions to commercial roofing contractors for the roof assessment and roofing scope.

Assess the existing roof first
Gather the installation date if documented, membrane type, repair history, warranty documents and recent inspection findings. Ask a roofing contractor whether visible defects or unresolved leaks need attention. If a replacement is being considered, compare doing that work before solar installation with the future cost and coordination of removing and reinstalling equipment.
A roof assessment does not establish structural capacity or approve a solar design. The responsible qualified professionals must evaluate the building, attachment or ballast design, local approval requirements and electrical work for the actual project.
Coordinate responsibilities between trades
- Roofing contractor: define membrane work, flashings, repair methods and any requirements for warranty-related approvals.
- Solar designer and installer: identify equipment layout, access routes, mounting details and construction sequence.
- Design professionals: address the applicable structural, fire, electrical and other design requirements.
- Building owner: agree access, document approvals and establish how contractors coordinate during and after installation.
Questions for the roofing proposal
- What roof work is required before the solar installation?
- Which materials and details are proposed around supports or penetrations?
- How will drainage, roof access and future inspection routes be maintained?
- Does the proposed work require manufacturer review or an authorized roofing contractor?
- Who repairs any roof damage caused during the solar work, and how is it documented?
Keep warranty terms separate
The roofing system, roofing workmanship, solar equipment and solar installation may each have different warranty terms. Request the actual documents and ask who will investigate a leak near the solar array. A general “solar-ready” description does not by itself confirm compatibility, structural suitability or manufacturer coverage.
Prepare a coordinated schedule
Share planned installation dates and any lease or tenant constraints with both contractors. Record how the completed roof will be protected while solar equipment is delivered and installed. Arrange a documented roof condition check before and after the solar work where appropriate to the project.
Start with a commercial roof assessment if the current condition is unknown. If replacement is required, review replacement options and our membrane comparison with the responsible project team.
Request a roofing contractor introduction
Include your property location, roof information, solar project stage and the roofing work you need assessed. Contractor coverage is confirmed for each request. Roofing Direct coordinates roofing introductions; solar design, engineering, permitting and electrical installation are separate responsibilities.
